It’s not often you can get full vacant possession of a building on Merrion Square, especially not one that is structurally sound, or at least appears to be. Not only is it structurally sound, it’s also not in bad decorative order.

The front photo reveals nothing major of concern. Windows probably let alot of street noise in, which is something to consider. The steps aren’t wheelchair friendly. Obviously it’s also listed, which if you plan to do anything to it, will make life difficult. Oh and there are some horrendous neighbours on the West side of the square. They mostly use their front entrance onto Kildare street though.

Inside, the first photo says it’s been used as offices to me. That probably means the wiring isn’t too shocking, but the bathrooms and kitchen facilities will need a major overhaul if you plan to use it as a a house. As I said before, the decor is good. This room shows a feature fire place, and some really nice detailing on the ceiling. The windows look like they have secondary glazing on the inside, so it may not be as noisy as I feared. Probably means the shutters don’t work though. Lighting wise, one central light, no matter how fancy the candelabra, isn’t really going to cut it, so some rewiring for recess lighting is probably required.

Photo 3 gives little away, beyond a doorway, some coving and some fitted shelves. Photo 4 shows a hall, and well it’s quite a hall. Floor tiles look good and appropriate. Stairs looks good and original, light seems to flood throughout the place. That’s it for the photos though, which makes me suspicious. Are these the presentable rooms? Used by the previous occupants to impress clients, while the rest of the building deteriorated? No bathrooms, no kitchens, no floor layouts.

Still though, 5 parking spaces, 5 floors, central location, €2,000,000 on Merrion Square. Worth a look.

Why is it that estate agents try to sell a house for a sniff under E4,000,000 and take such terrible photos to do so? For the fee they’ll be getting they could at least hire a professional photographer, or get the angles and the lighting half right. Some of the landscape shots are beautiful but photo 4 and 7, seriously. That’s surely not the best presentation they can give of the kitchen or the sitting room? Photo 9 is worse still

The location is absolutely spectacular though. If you’re a hollywood star looking for a remote getaway, this would be pretty much impossible to beat. In summer the house is flooded with light, in winter the Atlantic storms and the waves must be spectacular. I’d love to write more, but I can’t even read the house plans.

Frank Buckley has built a home worth a record amount of money, two full trailer fulls of notes, shredded. Every block is worth up to about E50,000. It effectively makes the point that money is just paper, paper and really good internal insulation.

Gurthalougha House, Ballinderry, Nenagh, Co. Tipperary is the subject of an article in this weeks Independent, and it is indeed a spectacular house.

It’s another of these big country houses that for a long time didn’t seem to exist in Ireland, but suddenly there seem to be alot on the market. The Knight Frank website is full of them.

The house is unfortunately too big to get a real feel for from a few estate agents photos. A real tour is needed. On a hundred acres and with a house of this age, there’ll be a lot of maintenance involved but then if you’re paying over E2million for a house, you can probably cope with that. The views are spectacular. I guess I’d make sure to check it doesn’t flood. The rooms are well proportion, with period features intact, the courtyard seems like a perfect place to spend an afternoon, the floorboards look polished and woodworm free, the sun seems to pour in through all the windows. I have to say my favourite room is probably the kitchen with the sloping ceiling and bare walls. An aga on one wall, a dog on the couch, a cup of tea and a good book, and I’d never move.

Ringsend is an area that interests me. It’s central, it’s in a good postcode, it’s on the sea, and yet it’s known as a bad area. I have to admit it’s not an area I know well. I guess until recently it was slightly geographically isolated as transport links and city development focused on the West of the city. Going back a bit, Grand Canal Dock DART station, and later the docklands development and the LUAS extension that has changed somewhat, and I get the feeling Ringsend is seeing some of the benefits.

From the front photo this house is in Ok but not great nick. The windows look new, but the roof looks old, and I really don’t like the look of that drain pipe to the right of the photo. It seems to empty straight onto the groundfloor roof, and it seems to belong to the neighbours, which might cause you problems it’s difficult to fix.

Inside the house seems to be newly done up and ready to move into. It looks like a property developer property that was commonly seen on TV shows circa 2005. White walls, clean, feature fire place, central heating in evidence, uplighters on the walls, and electrical sockets in place. The extension out the back looks impressive. Unlike most of these type of houses it looks recent and well done, and includes the all important upstairs bathroom. Weirdly the roof at the back of the house looks brand new in contrast to the roof at the front of the house.

I actually really like this house. It’s curiously impressive. It’s a bit overpriced though.
