It’s not often you can get full vacant possession of a building on Merrion Square, especially not one that is structurally sound, or at least appears to be. Not only is it structurally sound, it’s also not in bad decorative order.

The front photo reveals nothing major of concern. Windows probably let alot of street noise in, which is something to consider. The steps aren’t wheelchair friendly. Obviously it’s also listed, which if you plan to do anything to it, will make life difficult. Oh and there are some horrendous neighbours on the West side of the square. They mostly use their front entrance onto Kildare street though.

Inside, the first photo says it’s been used as offices to me. That probably means the wiring isn’t too shocking, but the bathrooms and kitchen facilities will need a major overhaul if you plan to use it as a a house. As I said before, the decor is good. This room shows a feature fire place, and some really nice detailing on the ceiling. The windows look like they have secondary glazing on the inside, so it may not be as noisy as I feared. Probably means the shutters don’t work though. Lighting wise, one central light, no matter how fancy the candelabra, isn’t really going to cut it, so some rewiring for recess lighting is probably required.

Photo 3 gives little away, beyond a doorway, some coving and some fitted shelves. Photo 4 shows a hall, and well it’s quite a hall. Floor tiles look good and appropriate. Stairs looks good and original, light seems to flood throughout the place. That’s it for the photos though, which makes me suspicious. Are these the presentable rooms? Used by the previous occupants to impress clients, while the rest of the building deteriorated? No bathrooms, no kitchens, no floor layouts.

Still though, 5 parking spaces, 5 floors, central location, €2,000,000 on Merrion Square. Worth a look.

The photo of the front of 61 Donard Road is promising, freshly painted, garden path, side entrance for the bins, end of terrace, solid looking windows, well maintained looking roof.

Second photo of the back garden shows it to be surprisingly huge. It also seems to avoid that problem that lots of corner houses have. It has neighbours, which reduces the chances of kids endlessly kicking their footballs into your garden. It’s currently low maintenance but if you’re a gardener it wouldn’t take much to start planting. The next door neighbours also have a massive extension, which probably means you can too.

Inside the hall, it’s neat, white and neutral. Lovely floorboards, nice original bannister. There’s a radiator to the left, so there’s central heating. And the sitting room has storage. Lots of storage.. The light is good and it seems to face the back of the house. Big enough to hold two couches without looking cramped. I’m not sure if the dining room is the same room or a different room, either way there’s room to actually sit down and eat, which is more than can be said for most 3 bed houses. The kitchen is small but perfectly formed, it has room for a dishwasher, that’s the definition of perfectly formed in my book.

Upstairs, the bedrooms look fine, a little small, but with lots of storage so it’s much easier to handle. The bathroom is fully tiled which makes maintenance a whole heap easier. It also conveniently doubles as an ensuite. The light everywhere seems lovely. The satellite photo hints that there might be a problem with parking, but there seems to be a space in front of the house. Something to check out on the day.

Overall, a lovely house with lovely photos.

Lot 23 in the Allsop/Space auction is 8 Finglas Road, Glasnevin, Dublin 9.

It’s a commercial property and I know nothing about commercial property, so I won’t say much. What I do want to know is why this other property, 9 Prospect Road, around the corner is asking E140,000 and Allsop have priced 8 Finglas Road at E230,000 in their bargain basement auction?

I think I’d look for somewhere else to set up shop.

83 Riverdale, Oranmore kind of gives away Allsop/Space’s newness to the Irish market. Oranmore is apparently on the banks of Galway Bay. I was unaware that the seas can have banks. The description of Galway City reads like a list of someone who went there and had a weekend so good they can’t quite remember the city.

Luckily, 83 Riverdale has been on sale before. It’s listed here for E148,000. There are even some pictures of the inside. The photos are a little odd because the sitting room has clearly been rearranged in between them. That said, the living space is small. The kitchen has a decent amount of counter space and there’s room for a dishwasher. I don’t see a washing machine, I guess that’s in the utility room. The sitting area is tight for a two seater couch. You can see why they move the armchair for the photos, it would look incredibly squashed without it. The bedrooms are described as a master and a single. The bathroom is apparently compact. There’s no mention of a bath, just a shower. Heating is electric, which isn’t great for an end of terrace house with three outside walls and a roof. Let’s hope they got the insulation right.

The daft blurb mentions a managed estate, which means a management fee. I can’t see anything suggesting what that might be though. There are alot of houses for sale in Riverdale, and alot more around Oranmore. E55,000 is the cheapest of them by alot. There’s one for rent for E600pcm but I’m not sure what the market in Oranmore is for people who want two bed houses. There are two beds in Galway City Centre for not much more.

E55,000 might represent an ok bet as a landlord, I wouldn’t go much higher.

40 McCurtain Street has some crazy tenants. It’s anybody’s guess why they’re paying E900/pcm to live in this house when there are four bed houses in Gorey for E750 and three beds at E600 and less.

Maybe the house is spectacular on the inside. From the outside it looks cute but compact. Satellite view suggests there might be a huge back garden. It was on sale with Kavanagh Auctioneers before for E298,000, and they’re ad gives us more details but no internal photos.

  • ENTRANCE PORCHWAY. I see no porch, so I’d call it a hall
  • KITCHEN: 12’7 x 7’9, Fitted pine units with recessed lighting and pitch pine flooring. Door leading to rear garden. Narrow and small
  • SITTING ROOM: 12’2 x 24’4, Pitch pine flooring and archway leading to kitchen area. Stairs leading to first floor Huge, but it contains the stairs, which probably explains it
  • BATHROOM: Tiled walls and floor, w.c., w.h.b., and bath with triton T90 electric shower. Is this upstairs or downstairs?
  • FIRST FLOOR: Timber floors throughout.
  • BEDROOM 1: 9’6 x 11’10 Seems to be the only double in the place.
  • BEDROOM 2: 5’6 x 12’ 5 foot 6, it’s long, but it’s a very small room
  • BEDROOM 3: 6’4 x 8’2 This is also tiny

There’s also number 36, which has no internal photos, on sale for E130,000.

It’s a push to call this house a three bed, it’s a two bed with a big storage closet. Unless the backgarden really is spectacular, you’ll get E500pcm for it on a good day. It’s still an OK yield, but I wouldn’t be bidding it up too far.
